Lumberlost Park is a community of hardworking people who value a peaceful and harmonious way of life. To maintain this standard for all residents, we apply consistent, fair qualification criteria to every applicant in accordance with all federal, state, and local fair housing laws.

Income & Credit

  • Minimum credit score of 600
  • Verifiable monthly income of 2.5 to 3 times the monthly rent
  • Official income documentation required (pay stubs, tax returns, employer verification). Handwritten income statements are not accepted.

Background Screening

  • Full credit check, criminal background check, and sex offender registry search conducted on all applicants
  • Personal and professional references required
  • Rental history verification from previous landlords

Occupancy & Applicants

  • All occupants 18 years of age and older must submit a separate application and are subject to the same qualification criteria and background checks
  • Maximum occupancy per unit is determined by bedroom count in accordance with Virginia Department of Health guidelines
  • Lumberlost Park is a pet-free community. Reasonable accommodations are made for service and assistance animals in accordance with federal and state fair housing laws.

Prequalification required before showings. For the safety of our employees and to ensure all candidates are serious, private showings are conducted only after an applicant has completed the application and been prequalified. You are welcome to browse our properties online and drive through the community at any time.
